Commercial / Radon Mitigation
At Bird Dog Specialty, we provide commercial radon mitigation services designed to address the unique scale, complexity, and compliance demands of commercial environments - including office buildings, schools, healthcare facilities, multi-unit residential complexes, and more.
At Bird Dog Specialty, we understand that a commercial property is a working environment with employees, occupants, and operational demands that cannot simply be put on hold - which is why every commercial mitigation project is planned and executed with your business continuity as a top priority from start to finish.
Commercial radon mitigation is a significantly more complex undertaking than residential mitigation - and approaching it without accounting for the full range of structural, environmental, and seasonal variables is imperative.
We assess the size, composition, and permeability of the sub-slab area to determine the correct suction pit placement, fan sizing, and pipe routing.
The presence of groundwater systems beneath or around a commercial building directly affects soil conditions, radon migration patterns, and overall pressure dynamics.
Sump pumps and existing drainage systems can serve as significant radon entry points - a properly designed mitigation system must account for these.
Commercial buildings (particularly multi-story structures) are heavily influenced by the stack effect, which intensifies during colder months.
Every multi-family property is unique. We approach each installation with custom routing tailored to your building's foundation type and layout, maximizing performance while maintaining tenant comfort and minimizing visual impact.
Industry-standard sub-slab depressurization as the core mitigation method for apartments and multi-family buildings.
Strategic ductwork placement that keeps systems low-visibility and quiet throughout the property.
Professional sealing of foundation cracks and entry points to minimize radon pathways.
Manometer and monitoring equipment included to track performance over time.
Same-day fan replacement and urgent repairs available when system maintenance is needed.
We measure radon levels across units and carefully inspect your building's foundation, basement, and crawlspace to identify entry points and mitigation requirements.
We design and install a sub-slab depressurization system specifically tailored to your multi-family property's layout and foundation type.
We confirm reduced levels with a comprehensive post-install test across representative units and back the work with our 5-year transferable warranty.
While the core principles remain the same, commercial buildings present a far broader range of structural variables - larger and more complex sub-slab footprints, multiple foundation types, existing groundwater and drainage systems, sump pumps, HVAC systems that influence pressure dynamics, and heightened stack effect issues. Commercial mitigation also carries additional compliance, documentation, and liability considerations that residential projects do not - requiring a contractor with not only radon-specific certification but broader construction expertise.
The EPA's recommended action level of 4 pCi/L applies to both residential and commercial properties - any indoor radon measurement at or above that threshold warrants professional mitigation. That said, the EPA also encourages mitigation for levels between 2 and 4 pCi/L, particularly in environments where occupants spend significant portions of their day, such as offices, schools, and healthcare facilities. Given that employees, students, and other building occupants often spend eight or more hours per day in commercial spaces, the cumulative exposure risk at even moderate radon levels makes proactive testing and mitigation essential.
The timeline for a commercial radon mitigation installation varies depending on the size of the building, the complexity of the foundation, and the number of suction points required to adequately depressurize the full sub-slab area. Smaller commercial properties may be completed in one to two days, while larger or more structurally complex buildings can require several days to a week or more to install properly. At Bird Dog Specialty, every installation is carefully planned in advance to establish a realistic timeline that accounts for your building's specific conditions - we work closely with property managers and owners throughout the process.
Commercial radon mitigation systems require consistent, proactive maintenance to ensure they continue performing effectively over time. At a minimum, they should receive annual professional inspections that assess fan performance, piping integrity, joint and seal condition, and suction pit effectiveness across the full building footprint. Annual radon level retesting by an NRPP-certified professional is equally essential. Beyond annual inspections and retesting, commercial properties require prompt resealing of any new foundation cracks, attention to building alterations or tenant renovations that may introduce new radon entry points, and proactive fan monitoring to catch motor wear before it results in a complete system failure. Documented maintenance records are also a critical component of commercial radon system management.
